Tis is a breath-taking Franschhoek happy valley property with its own sought-after space for up market wedding events. Nestled on the banks of the kastaiing river, the conservatory is set amongst vineyards, ancient oaks and herb gardens, presenting an absolute hid-den gem of a venue for any event. The conservatory at Venue &  was built specifically taking into account the sunny Franschhoek weather, focusing on facilitating el fresco functions. The space created utilizes the light as a key component, allowing for a free flow of indoor/outdoor harmony. Two sides of the structure are entirely clad in sliding glass panels, with the apex of the roof standing at nearly six meters.

The smallholding farm includes the conservatory, the 3-bedroom luxury villa, a 2-bedroom cottage, swimming pool and vineyards, all set in the beautiful Franschhoek countryside. The total property is set on 1.7 hectares. The working farm has one block of merlot grapes producing about 500 bottles of wine per year. The entire top property has had the soil turned and planted with lupines for the last two years, this gives the soil the correct nutrients for planting up with a new cultivar of grapes, fruit or trees of their choice. The entire farm has irrigation.

There is a cellar underneath the conservatory which was used for making the red wine. The grapes can also be given to a local wine maker in the area in order to produce the wines off site. The entire farm is run by staff workers, including trimming, mowing, pool cleaning, cleaning and laundry of all structures. The vines are serviced twice a year for a day through an outside company as they bring in staff to clip, suck-er and spray with organic spray, very little maintenance.

Nestled in between the vineyards and the kastaiing river, you will find both the villa and sunflower cottage.

The villa is especially reserved for parties booking the adjacent function venue, this spacious, contemporary farmhouse, boasts three king size bedrooms all en-suite, swimming pool, river deck with pizza oven and large double volume lounge and fire place.

This spacious contemporary home also features a massage studio and roof deck.

The sunflower cottage is a 2-bedroom 100sqm villa with fireplace & undercover patio. There are approved plans to extend the cottage to the same facilities as the main villa.

The conservatory

The philosophy behind the design of the conservatory at Venue &  was to establish a simple yet stylish, inspiring, but functional and versatile destination, catering to a discerning clientele. Warm neutral wall colors, large twin feature fire places and all movables set on castors, present a blank canvas with which one can easily create and package any occasion.

The conservatory can be used for any daytime event including launches, executive meetings, film and still shoots, conferences and weddings.

At present, weddings are the prime focus.

The venue can hold:

Inside banquet-style: 120 pax outside seated: 50 pax cocktail- style inside: 180 pax cocktail-style in- and outside: 250 pax cinema-style inside: 180 pax. An on-site kitchen is equipped with an industrial oven, fridge, industrial sinks and work counters.

The farm and venue is registered with Franschhoek tourism.

Most events are booked in the conservatory for the Saturday night and the accommodation at the villa for 2 nights which gives a revenue of R46 000 per weekend (venue hire: R30 000, villa hire: R8 000 per night).

There are sometimes 2 weddings a week, if booked out to a Jewish couple for a Wednesday or Thursday event.

The conferences and shoots have not yet been marketed.

The revenue is only for the venue hire and does not include any monies made on catering or bar which would add substantial revenue if one would like to be run this side of events.

The conservatory has a liquor license.

The property employs three staff from the local village to upkeep the property, maintain the conservatory and villa, plus clean-up post-event. The services of an event manager are available should the buyer require them.

The sale of the property would include all the furniture and appliances in the conservatory and the villa, which are fully furnished with all appliances and equipment, towels and linen.
